Frequently Asked Questions
How long does a full roof replacement take?
Most full roof replacements on a standard three-bedroom semi-detached property take between three and five working days, weather permitting. Larger detached houses or properties with complex roof lines may take a little longer. We give every customer a realistic timescale before work begins.
Do you provide a guarantee on your roofing work?
Yes. All new roof installations and full replacements come with an insurance-backed guarantee of between 10 and 20 years, depending on the materials used. Repair work carries a separate workmanship guarantee. Your guarantee documents are provided in writing on completion.
What causes a roof to leak and how do you find the source?
Common causes include cracked or slipped tiles, failed lead flashings around chimneys and valleys, deteriorated ridge mortar, blocked gutters causing water to back up under the eaves, and failed flat roof membranes. Our roofers carry out a thorough inspection to trace the exact source before recommending any work.
Can you match existing roof tiles or slates on a repair?
In most cases, yes. We carry a range of concrete and clay tiles as well as Welsh and Spanish natural slate. For older properties using reclaimed materials or regional stone slate, we source matching stock wherever possible. We will always show you a sample before fixing.
Do I need planning permission for a new roof?
Most like-for-like roof replacements are covered by permitted development rights and do not require planning permission. Exceptions include properties in conservation areas, listed buildings, and some changes of material. We will advise you at the quotation stage and can help you clarify your position with the local authority if needed.
What is GRP fibreglass flat roofing and how long does it last?
GRP stands for glass-reinforced polyester. The finished roof is a single seamless sheet that is UV-stable and highly resistant to water ingress. A correctly installed GRP flat roof typically lasts 25 to 30 years with minimal maintenance. It is well suited to flat extensions, garages, dormers and outbuildings.
How much does a roof repair typically cost?
Minor repairs such as replacing a handful of slipped tiles or resealing a small flashing can start from around £150. More involved work such as re-bedding a full ridge line, relaying a valley, or replacing a section of flat roof covering will cost more depending on scope and materials. We provide a written quote before starting any work so you know exactly what you will pay.
Do you carry out chimney repointing and repairs?
Yes. Our team handles full chimney stack rebuilds, partial repairs, repointing in matched mortar, new lead flashings and soakers, pot replacements, and chimney capping. A deteriorating chimney stack can allow water into the roof and upper walls, so we recommend addressing any visible cracking or loose mortar promptly.
Is scaffolding included in the price?
Scaffolding is included in all full roof replacement quotes. For smaller repair jobs that can be carried out safely from a ladder or podium steps, scaffolding may not be required. We will confirm the access arrangements as part of your free quotation.
Do you work on fascias, soffits and guttering at the same time as roof work?
Yes, and we would often recommend combining this work. The roofline is already accessible when scaffolding is up, which keeps the overall cost lower than arranging separate visits. We install PVC, aluminium, cast iron, and timber fascias and soffits, along with matching guttering systems.
Are you insured and can I see your certificates?
Yes. Furness Roofing holds full public liability insurance. We are happy to provide copies of our insurance certificates on request, either before or at the time of quotation.
